We track over 115 real estate developments, master planned communities and condo projects across Costa Rica. As elsewhere in the region, beachfront and ocean view properties command the highest prices. In Costa Rica golf real estate also commands a premium given the high quality offerings on championship golf courses created by famous golfing names such as Jack Nicklaus, Arnold Palmer, Ted Robinson Jr, and Robert Trent Jones II.
The charts below break the data down by property type - condo, single family houses, serviced lots - and by location. This means you can compare median asking prices and price per square foot for different property types depending on whether they are located on the beach front, have a golf view, tropical view, ocean view and so on.
For a deeper analysis we encourage you to zero in on individual developments. At this level we track distance from the airport, whether the roads are paved, proximity to a decent sized grocery store, as well as whether or not amenities are planned or completed. This is because accessibility, location and the state of completion of a project factor a great deal in the asking price of for real estate in Costa Rica.
For an analysis of prices by the main purchasing destinations in Costa Rica click through to the areas you are interested in from our property hotspot page. Generally on the Pacific coast prices rise as you head north. So Guanacaste as a whole is more expensive than Puntarenas which is more expensive than the Southern Pacific coast. In our latest analysis the asking price per square foot for ocean view condos was US$320 in Coco, Hermosa and Papagayo, US$367 in Flamingo, US$262 in Tamarindo, US$310 in Jaco and US$305 in Dominical. (This compares with US$280 a square foot in Panama City or in Ambergris Caye in Belize).
As the most mature real estate destination in the region, it comes as no surprise that our current price rank shows 7 of the 10 most expensive developments selling condos and single family homes located in Costa Rica. The Four Seasons resort on Papagayo Peninsula tops the list with median asking prices/sqft in the high $600s. And when looking at our ranking of developments selling serviced lots, Costa Rica holds 8 of the top spots. But this is not the full picture, as asking prices for Costa Rica property also fall into much lower price brackets. In fact Costa Rica may have the broadest spectrum of property opportunities in the region with opportunities at a wide range of price point.
