We follow over 115 condo projects, lot projects and master planned communities in Panama. As you'd expect the highest asking prices are for lots, condos and houses with an ocean view, golf view or in a beach-front position. Properties with a 'tropical view' are consistently offered at a lower asking price.
The Panama real estate data is broken down in the charts below, but it also makes sense to dig deeper into the numbers and review individual real estate developments. Our database captures information on location (e.g. driving time from the closest international airport), accessibility (e.g whether the roads are paved) and completion of the master plan - all factors that have an influence on asking price.
When comparing Panama property hotspots, some general patterns emerge. For example the median price/sqft for ocean view condos in both Panama City and Coronado come in higher than the Panama average. Not surprising these two areas represent the most established and mature purchasing destiantions. In more emerging areas such as Bocas del Toro and the Azuero Paninsula, ocean view condos are lower priced than the Panama Average (as are the tropical and golf view condos in the highland area of Boquete). When comparing Panama real estate prices with Costa Rica, Nicaragua and Belize, the country lies in the middle of the range: Property in Panama is more affordable than Costa Rica property, but is generally higher priced than property in Nicaragua. See the chart below and click on the tabs to show the results for different property types. Our price ranking table for houses and condos and serviced lots shows this clustering of Panama real estate developments in the middle positions of the table.
Investment analysts describe Panama as a classic 'middle market' - not quite emerging but also not quite developed. Perhaps this is the secret behind the country's relative popularity among investors, especially in this post-crisis era. It offers a comfortable balance between risk and reward: the promise of capital appreciation but without the risks associated with a purely speculative play.
