
Ambergris Caye is the most popular destination in Belize. Tourists come for the classic Caribbean experience: soft white sand, swaying palm trees and aquamarine water so clear that you can see the coral below. The great barrier reef runs the entire length of the caye making for spectacular, easily accessible diving and snorkeling. And, when on-shore, visitors can choose from an ever widening choice of cafés, restaurants and boutique shops.
San Pedro is the main town on the island with 7,000 inhabitants. The streets downtown have recently been paved and many of the existing buildings are being re-modeled. Some residents miss the old sandy streets but the paved streets are definitely more comfortable on a golf cart – the main mode of travel on the island.
Recent years have seen tremendous growth in the number of real estate developments and hospitality projects on the island. Every year the zone of development spreads further north and south of San Pedro. The further north you go, the more likely a boat ride will be needed to reach the project. A new area west of San Pedro - locally known as 'Costa del Sol' is starting to attract developers and investors. The real estate mainstay on Ambergris Caye is condo projects, mostly sold with on-site amenities such as a swimming pool, bar and restaurant.
Our chart shows that sq/ft asking prices for condos are a little higher than other areas of Belize, (and the Reveal Real Estate average). Before we ran the numbers we assumed the differential would be greater, so we'll plan on digging into the data in more detail to investigate further. (Note: As condos make up the bulk of real estate on offer on the island, our sample size for single family houses and lots is smaller). The island is 35 miles north east of Belize City and can be reached either by a 20 minute flight to San Pedro (domestic carriers Maya and Tropic Air offer many flights daily) or a 1.5 hour boar ride.

I was on Ambergris Caye in September 2008 and noticed some work being done to the Tropic air side of the airstrip. Great to see this improvement being done. Ive uploaded a photo that I took.
I bought in Ambergris Caye in 2007 and am pleased with the income I am receiving from renting out the property. Infrastructure improvements such as this can only help.
