
There is a buzz in the air about the beaches located due west of the capital city Managua, an area locally referenced as the Central Pacific. A number of large scale resort-style real estate developments are underway taking advantage of the close proximity to the international airport and the sandy coastline. The area has hundreds of condos, villas and home sites for sale, with some of Nicaragua’s most ambitious projects, geared toward an international audience. Nicaragua real estate investors looking for strategically located areas in which to invest should not overlook this part of the coastline.
Parts of this area have a flatter geography than the southern part of Nicaragua's coastline around San Juan del Sur, but there are some notable exceptions boasting dramatic cliffs and rolling hills. The word is also getting out about the great surf breaks in the area, see details on the map below.
In time, the Central Pacific coast of Nicaragua could evolve into the country’s premier golfing destination with three championship golf courses planned: A Tommy Haugen course, one by Jack Nicklaus and a third by Mike Young. In additon one of the developers in the region, Grupo Mariana, has announced a deal with hospitality chain Wyndham Worldwide to build a 330-room anchor hotel for the company’s large-scale coastal project. The area is also home to a large all-inclusive Barcelo Resort on the beach at Montelimar.
The Central Pacific is easy to reach from Managua and the international airport by taking the “old road to Leon.” Then, depending on which part of the coastline you are heading for, turning left along one of the secondary access roads to the beaches. Some of the secondary roads are unpaved.

We bought a panoramic ocean view lot at Montecristo back when the only visible sign of progress was carved and muddy 4wheel passable dirt roads into the project. Well....four plus years later the roads are paved and a dozen or so very attractive mansions have settled on the hillside near my property. Sometimes you go with your gut and instincts, which we basically did with this investment, and it all works out. The resort has shifted into high gear, but still on Nicaragua time, which would be true with any major development in Central America.

I make no bones about it. The water, sun and beaches are the same as the Costa Rican beaches that I did not have the money for 15 years ago. Now we are semiretired and live on about 2000month including maid and gardner just 800 meters from the water yes, Im the contact guy on the resort for lot and home sales. The golf course opens in December, and we are preparing to announce a huge sports facility to attract tourists from around the world. We also are world known for the surf reef and beach breaks on the property.

Gran Pacifica Resort next to playa San Diego. Visited GP last week and found the place with lots of activities. The first nine holes of golf course are almost ready for its opening in first days of December, the club house is almost finished, dirt movement has started for tennis courts and pool. The foundations for Milagros del Mar Condos are set and columns are going up. Milagros construction will be picking up speed now that the rains have stopped. GP community is expanding seven houses are in different stages of construction.All in all left GP content to realize that my re were appreciating in capital.

Located 1 hr driving time from Managua restaurants, movies, shopping centers, hospitals and pharmacies is Gran Pacifica Resort one of the best developments in Nicaragua. I say that because I have seen the development grow from a cow pasture to a beautiful coastal development. Also, have seen how Tommy Haugen, Pacifica Golf Associates, Golf Course Architect, has changed the topography of the land. Now you can visualize where the three golf courses are located in the property. And finally, Milagros del Mar a new condo project broke ground last week, so things are moving at GP, there were no condos available to rent at Las Perlas for new year, so will have to stay in Managua. May be next year will have better luck.
