
Jaco is famous for its wild nights and epic surf. The town lies in a wide, grey-sand bay. In the busier north end the streets are a patchwork of souvenir stands, internet cafes, night-clubs and bars with a line of hotels along the beach front. Further south, the ambience is quieter and some exclusive resorts have set up.
Unlike many parts of Costa Rica, fee simple titled beachfront property is available in Jaco. And, being the most visited beach in Costa Rica by some estimates, investors are well positioned to take advantage of a strong rental market. In early 2010 the new San Jose to Caldera highway was completed reducing the travel time from San Jose (and the populated Central Valley area) to around 1 hour. Reports from Jaco indicate that the road is already boosting rental occupancy rates.
The real estate staple in Jaco is beach front and ocean view condos with an every growing number of projects dotted along the bay. Hotel brands including Ramada and Sonesta have released real estate offerings for sale. Just north at Herradura beach lies the Los Sueños Marriott resort complex with full-service marina and golf course by Ted Robinson.
The drive from Jaco to the international airport takes takes 60 minutes using the new toll road connecting San Jose with the post town of Caldera. The alternative route, avoiding the tolls, takes 100 minutes.

If you don't like crowds and noise, I'd give Jaco a miss from a lifestyle perspective. Every time I pass through Jaco there seem to be more bars, nightclubs, souvenir stands along the main drag and all the noise that goes along with them. I don't surf so am perhaps missing the point of Jaco.
