The Pacific Tola Rivieria is an 18 kilometer stretch of coastline between the towns of Tola and El Astillero.  A number of large developments dominate the real estate scene mixed in with some smaller scale offerings.  All around are sparkling white sand beaches, rocky outcrops, dramatic bluffs and secluded bays. It’s no wonder that this area is attracting a great deal of investor interest, particularly from surfers.

Rights, lefts, point breaks, beach breaks, reef breaks, un-crowded waves – it’s hard not to be evangelical about the surf breaks in the area.  The two most famous are Colorado and Popoyo.  Recently Popoyo was labeled in the top five best surfing beaches on the planet by CNN - the water is warm, the scene uncrowded and the famed waves are gently sculpted by an almost constant off-shore wind.


Getting there


The access to the area is by taking the turn-off from the Pan-American Highway at Rivas to the town of Tola.   From Tola the road is unpaved.  Periodically, when things get too uncomfortable, the owners of the main property developments in the area organize for the road to be graded.  There has been a great deal of discussion about a new paved coastal highway that would contect hte area directly with San Juan del Sur and serve the entire south-western coastline.  The talk has quieted in recent months and actual start dates are not available.

After combing the Pacific Nicaraguan coastline we decided to purchase land in the Bella Vista section of Rancho Santana. We say many developments that promised Golf Courses, spas, restaurants and other future amenities on paper but at Rancho Santana they actually exist. This almost 11 year old development actually has roads, electricity and water. It truly is a beautiful spot with over 2 miles of coastline and 5 beaches it also has a small hotel, beach side restaurant and bar good food and service, a riding stable and a small grocery. In the nearby village of Limon there are several new small restaurants serving great affordable Nica food. Although, Rancho Santana is not easy to get to, once you are there its definitely worth the effort. It is a gated community with extensive security, although in Nicaragua you don't feel it is necessary. Because of its extensive infrastructure, the dues are not inexpensive. Also, because of its remote location home construction costs are high, by Nicaraguan standards, because materials and labor have to be shipped in. If you visit ask for Gloria, she is a great asset to the project and will help you in so many ways. We are very happy we chose to buy here. Sincerely, Dick Larry
